Who Needs a Home Inspection?

Both Buyers and Seller should have their own Home Inspection.

When I’m performing a home inspection for a buyer, many of the defects, deficiencies, or potential ones I find are often unknown to the seller of the home. After all, how often does a homeowner go crawling around in the crawlspace, walking on the roof, or looking in the attic for issues that need to be addressed? In most cases a minor defect becomes a major defect that is only revealed to the homeowner when a component of the house fails to function as it should.

Home Inspections are just as beneficial for Sellers as they are for the buyers.​

Pre-Listing Home Inspections inform the Seller about major defects and deficiencies that will be revealed by the Buyer’s Home Inspector. Repairs needed can be systematically and efficiently taken care of without the pressure of a pending deadline. As a seller, knowing about these issues prior to the buyer’s home inspector’s findings provides the time to gather professional quotes and to decide what repairs you are willing to make without the pressure of a pending deadline.
A Pre-Listing inspection helps to accurately price your home, which reduces time on the market. It shows prospective buyers that you are dealing in good faith. And helps to avoid 11th-hour negotiations and delays and justify your full asking price.

11th Month Builders Warranty Inspection

This common type of inspection takes place just before the builder’s warranty.

When you buy a new home, there’s an assumption that you’ll be free of major maintenance issues. Most of the time, this is true. However, just because a home is new, doesn’t mean that it’s guaranteed to be free of defects or issues that you can see. Additionally, changes in weather can both cause and reveal issues that weren’t visible when you first purchased the home.

Most defects will probably become apparent while living in the house. However, some defects may only be found from the attic, crawl space, basement, or on the roof. Many items you can check yourself, and report to your builder. Though, in most cases you’re better off getting a professional home inspector to do it for you. Not only for the sake of having an impartial 3rd party (this can help to expedite warranty repairs) who will spot things you might otherwise miss, but also for your safety.

The defects found in this inspection are documented in the Inspection Report. It’s an easy way for the homeowner to officially inform the contractor of any concerns they have about the home. The contractor may remedy the defects, or they may not. In either case, if something turns into a bigger issue down the road, at least the homeowner has a record of defects.
